Duties and Responsibilities

• Performs preventive maintenance and corrective repairs to ensure the buildings provide a world-class experience for tenants;
• Performs basic repair and maintenance on electrical, plumbing, HVAC, and basis renovation, including painting, drywalling, carpentry, and flooring;
• Performs ground keeping, lawn maintenance, snow shoveling, construction cleaning and disposal of garbage, debris and unwanted items;
• Troubleshoots facility problems and coordinate with contractors and service providers;
• Pickup and delivery of building materials and supplies, equipment, appliances and furniture as required
• Ensures compliance with health and safety legislation, and other legislative standards;
• Be available to participate in an emergency on-call rotation;
• Performs other related work as assigned.

Qualifications
The successful candidate will possess the following qualifications:

• Minimum of 3 years of relevant building maintenance experience;
• Secondary school education;
• Communicate well in English, both verbally and reading/writing;
• Have valid driver’s license with own vehicle and hand tools;
• Be able to clear a criminal background check;
• Self-motivated with strong team spirit and solid interpersonal skills;
• Be physically fit, as daily requirements may involve lifting, bending, crouching, pulling, and climbing;
• Knowledge of the Occupational Health and Safety Act with WHMIS and first aid certifications is an asset.

Duties and Responsibilities

• Caretake a 62-unit apartment complex in the North East Edmonton Clairview community;
• Liaise and maintain positive and professional relationships with tenants;
• Ensure all rental enquires are responded and showings are conducted in a timely manner;
• Ensure the complex and grounds are kept clean daily in accordance with company standards;
• Assist with lease renewals and collection of rents;
• Coordinate tenant maintenance requests;
• Conduct periodic suite inspections;
• Ensure proper and accurate on-site inventory control;
• Work closely with property management and contractors to achieve high tenant satisfaction.

Qualifications

• Minimum 2 years experience as Property Caretaker / Resident Manager;
• Excellent customer service, communication and inter-personal skills, a pleasant demeanor and the ability to speak and write in fluent English;
• Able to work independently, a self-starter and takes pride in the delivery of excellent resident services;
• Working knowledge of YARDI is an asset;
• Be able to clear a criminal background check;
• Be physically fit, as some work may involve lifting, bending, crouching, pulling, and climbing.

Responsibilities:

• To provide administrative support to the overall day to day property management operation through building strong relationships and providing effective coordination with tenants, vendors and contractors, including all aspects of leasing activities, tenant inquiries, account receivable, and marketing.
• To establish timely and accurate controls of transactions and data including leases, rent rolls, collection of rents and deposits, maintenance requests, work orders, purchase orders, vendor invoices, employee timesheets, supplies and inventories.
• To provide office administration supports and other administration related duties as required.

Required Skills:

• Minimum 2 years of hands-on property administration experience;
• Post secondary diploma or certificate in accounting or property management;
• Proficient in Microsoft Office;
• Working knowledge in YARDI or equivalent property management software;
• Excellent written and verbal communication skills in a professional business environment;
• Knowledge of the Alberta Residential Tenancy Act is an asset;
• Result oriented with a high level of integrity and dependability with a strong sense of urgency in a fast-paced environment to deliver quality results within deadlines;
• Detail oriented with strong time management, multi-tasking, problem-solving and people skills.
